Welcome to Land for Sale. These terms explain the ground rules for using this website, what you can expect from us and, just as important, what we cannot promise.
We have tried to write them in plain language. Please read them, especially the section on checking a property before you pay.
1. About these terms
These terms apply when you use https://www.landforsale.com.ng (the "website"), which is run by Land for Sale ("we", "us", "our"). By using the website you agree to them. If you do not agree, please do not use it.
2. What this website is for
The website advertises land and property for sale in Abuja and Nasarawa State, Nigeria, and gives general information to help people research a purchase. We act as an agent introducing buyers to properties. We are not a law firm, a surveyor, a bank or a financial adviser.
3. Listings and accuracy
We work hard to keep listings accurate, but property information changes quickly and mistakes happen. Please keep in mind that:
- Prices, sizes, locations, photos and availability can change or contain errors, and a plot may be sold before a listing is updated.
- A listing is an invitation to enquire. It is not an offer that you can accept to create a binding sale.
- Where a listing mentions a title document, such as a C of O, that describes what the seller has told us or shown us. It is not a guarantee that the title is genuine, valid or free of claims.
- Photos and videos are for illustration and may not show the plot's exact boundaries or current condition.
Always confirm every detail that matters to you in writing before you rely on it.
4. Verify before you pay
This is the most important section. Buying land carries real risk, and you are responsible for the checks that protect you. Before you pay any money for a property, you should:
- have your own lawyer search the title at the relevant land registry and review all documents
- have a licensed surveyor confirm the plot on the ground and check it against the survey plan
- inspect the property in person, or send a trusted representative
- confirm who the seller is and that they have the right to sell
- put the agreement in writing and keep records of every payment
We are happy to point you to what to check, and our buying guide explains the process. But we cannot do your due diligence for you, and nothing on this website replaces independent professional advice.
5. Information, not advice
Guides, area pages and other content on the website are general information. They are not legal, financial, tax or investment advice, and they may not cover your situation. Land rules, offices and fees change, so check the current position with a qualified Nigerian professional. We do not promise any return, price rise or rental income from any property.
6. Contacting us and making a purchase
Messaging, calling or emailing us, including through a "Chat on WhatsApp" button, does not create a contract. A sale is binding only when a written agreement has been signed by the parties. Anything we say in conversation about price, availability or timing is subject to that written agreement.
7. Payments
Property fraud is a real problem, so please be careful. Pay only against a written agreement. Check account details with your lawyer, and treat any payment instruction that arrives by message and has not been confirmed in writing as suspicious. If something about a payment request feels wrong, stop and contact us or your lawyer before sending money.
8. Our content and your use of it
The text, photographs, videos, design and other material on this website belong to us or to people who have licensed them to us. You are welcome to view the website, share links to our pages and print a page for your own use. You may not copy, republish, scrape or sell our content, or present our listings as your own, without our written permission.
9. How you may use the website
Please do not:
- use the website for anything unlawful or fraudulent
- send false enquiries or impersonate someone else
- try to break, overload or gain unauthorised access to the website or its systems
- use automated tools to collect data from the website without our permission
10. Other people's websites and content
The website may link to or embed content from other companies, for example YouTube, Vimeo and WhatsApp. We do not control those services and are not responsible for them. Their own terms and privacy policies apply when you use them.
11. Limits on our responsibility
We provide the website and its information "as is". To the fullest extent the law allows, we are not responsible for losses that arise from relying on the information on the website, from errors or omissions in a listing, or from the website being unavailable or containing technical faults. We are also not responsible for the acts of sellers, developers or other third parties.
Nothing in these terms excludes or limits any responsibility that cannot lawfully be excluded or limited under Nigerian law, including liability for our own fraud.
12. Changes to the website and these terms
We may change, suspend or remove any part of the website at any time. We may also update these terms, and we will change the "last updated" date when we do. If you keep using the website after a change, you accept the updated terms.
13. Governing law
These terms are governed by the laws of the Federal Republic of Nigeria. Any dispute about them or the website will be handled by the courts of competent jurisdiction in Nigeria.
